The plot is intended for the study of conditions of the Zgorzelec commune for business operations. The plot is located directly at the provincial road No. 352 leading from the border crossing in the Czech Republic through Bogatynia to Zgorzelec and then the A4 motorway. 15 minutes to each border - Zgorzelec and Sieniawka - as well as the Czech in Luptino on route 332. Annex No. 1 to Resolution 367/14 of the Zgorzelec Commune Council from 30.10.2014 indicates: 3.2. Service zone 1. In this zone, the location of activities included in the services sector is planned in accordance with the applicable classification of products and services, including large-scale commercial facilities. 2. Local spatial development plans may allow adaptation of existing and location of new facilities and technical infrastructure installations as well as housing development in areas of this zone on an area not exceeding 10% of the area designated in the plan. 3. Within the zone, planning and implementation of projects that may significantly affect the environment should not be allowed. 4. The restriction referred to in paragraph 3 does not apply to petrol stations, service building complexes, shopping and service centers and parking lots. 5. Commercial buildings with a sales area above 2000m2 can be located only in the areas designated in the drawing "Directions of spatial development". 6. The planned height of the buildings in the zone should not exceed 15m. 7. The net development intensity should not exceed 1.0, and the share of the area of biologically active areas should not be lower than 15%.
